It is important that the real estate agent can fully understand the Portuguese legal documents of your property. In order to list and sell your property, the agent must have the following documents:


Habitation Licence - Licença de Utilização

Tax department document - Caderneta Predial 

Land registry document - Registo Predial

Energy Certificate - Certificado energético

Floor plans  - Planta(s)

Technical Description (for property constructed after March 2004) - Ficha Técnica de habitação


Normally your legal representative will have copies in order to forward to us on your behalf.


NOTE . If you have made any alterations or additions to your property or if you are aware of any new legal issues, it is important that as your agents, we are fully informed. Many a sale has been lost during the due diligence as a result of undisclosed property issues. Full property disclosure allows us to discuss the situation with the buyers from the start in a professional manner and eliminate the possibility of surprises later in the sales process.


  1. Marketing agreement.

In order to legally market a property in Portugal, real estate agents require a signed marketing agreement. Owners can opt for either a non-exclusive marketing agreement (multi agency) or an exclusive marketing agreement (single agency). At Compass Property Sales we will discuss advantages and disadvantages of both regimes so you can choose the best strategy for the sale of your property.
